A residential superintendent plays a crucial role in overseeing the construction of residential buildings. Here are some key responsibilities and qualifications typically associated with this position:
Key Responsibilities:

On-Site Supervision & Quality Control:

Oversee all phases of residential construction projects.

Ensure work is proceeding on schedule and within budget.

Maintain a daily log of activities and ensure job sites are clean and organized.

Monitor subcontractors to ensure they comply with their contracted scope of work.

Coordination & Scheduling:
-
Coordinate and schedule subcontractors, materials, and equipment.
-
Verify material lead times and ensure timely delivery.

Schedule required inspections with local jurisdictions.

Safety & Compliance:
-
Enforce company safety policies and ensure job site safety.

Conduct weekly safety walks and maintain safety binders.

Customer Interaction:

Assist with customer walk-throughs and address any concerns.

Maintain good relationships with team members, subcontractors, vendors, and customers.

Perform duties outside the scope of this job, provided such duties are consistent with the employee’s skills and qualifications and are in support of the organization’s operational needs. Qualifications:

Experience: Extensive knowledge and experience in residential construction trades.

Abilities: Ability to manage multiple job sites simultaneously and resolve issues effectively.
